Building over or near to a public sewer

Building over, or near to, a public sewer is controlled by Requirement H4 of The Building Regulations.

Anyone proposing to carry out the construction, extension or underpinning of a building has a duty to check to see if a public sewer or disposal main is located at or near to the proposed location.

Water Authority will need to check if there is any public sewer recorded to be effected by easement or covenants affecting the pipe and to see if the pipe is suspected of being in ‘poor’ condition.

We can supply an extract from the Statutory Sewer Map (a map that records the position of public sewer sewers etc.) Such information will affect whether building over or near to a sewer will be allowed.

The standard charge for this service is £100 plus VAT (£117.50 including VAT). Cheques should be made payable to “Services First Limited”.

1. To liaise organise and obtain written consent from Water Authority for build over of the sewer.

2. To negotiate, liaise and facilitate all necessary works to enable the above surveys to secure the statutory agreements and approvals, to enable the development of the site.

3. Provide your legal company/solicitor with all required information to complete paperwork to enabling completion of legal agreement
